This beautifully furnished penthouse apartment overlooks the Boka Kotorska bay and is situated within the charming waterfront village of Prcanj. Uninterrupted views of the fjord can be enjoyed from the apartment?s large, private balcony as well as from the sunbathing terrace by the pool. The apartment features Wi-Fi internet access throughout, BBQ facilities, secure underground parking and laundry facilities which make for an extremely comfortable self catering holiday. Moments from the sea and a small beach it is within easy walking distance of local shops (closest supermarket is literally 2 minutes from the door) a bakery, cafes, Konobas and restaurants. Perfect for relaxation, swimming and sightseeing. Prcanj is a great base in which to explore the rest of beautiful Montenegro. The historic UNESCO town of Kotor is a 10 minute drive away, Dubrovnik airport - 90 minutes and Tivat airport? 15 mins.

Beautiful modern kitchen in main open plan living area. Fully equipped with 4-ring hob/cooker, large fridge/freezer, dishwasher, kettle, toaster, crockery, cutlery, glasses etc to accommodate up to 6 persons. Perfect for self-catering.

Large open plan - panoramic views to bay. Door to private balcony. Stylish contemporary furniture inc. sofas (one of which is a comfortable double sofa bed) and dining for 6. Equipped with 32" flat screen TV and DVD. Fully air conditioned. Wi-Fi Internet.

Cleaning/towels/linen/maid service: Quality white towels and linen included. Please bring own beach towels. The apartment is equipped with a washing machine, clothes airer, iron & ironing board. The property is cleaned weekly and/or before each changeover. Extra cleaning can be provided.

Accommodation notes

This apartment is also used as a holiday retreat by the owners. It is furnished and equipped to a high standard to ensure that visitors have an extremely comfortable stay. Within the apartment a large variety of books, DVDs and board games (inc. Trivial Pursuit, Pictionary and cards) which have been provided by the owners for guests to use and enjoy. Also a guide book and list of recommendations will be made available for your stay.
The apartment is ideal for either a group of friends sharing and/or families. Towels are provided for indoor use but please bring your own for sun bathing and swimming. For your peace of mind please note that the apartment is managed by an excellent and very reliable English owned company that are based locally. They will provide the meet and greet service as well as a contact telephone number for the duration of your stay.
As the apartment is beautifully furnished pets are not allowed and we ask that you do not smoke indoors.

Changeover day

The changeover day can be flexible.


Unfortunately due to the apartments top floor location it is not suitable for wheelchair access or those that may experience difficulty climbing stairs.

Outside area

The apartment has its own large, private balcony that can be accessed off the main bedroom and living area. Due to the apartment?s elevated position the views are uninterrupted and stunning. A perfect place to take in the scenery whilst enjoying a morning coffee or using the bbq provided. The outdoor dining furniture comfortably accommodates 6 (extendable table with 6 chairs). The apartment also has the added advantage of a shared pool which offers beautiful views out to the bay from the large sunbathing terrace. The pool is filled and maintained daily throughout May ? Oct. Complimentary sunbathing loungers are also provided pool side and are available 24 hours so that you can also enjoy the pool at night. With this apartment a secure underground parking space is also provided which is a great advantage as not every apartment within this development has one.


Within the bay there are many small beaches to be found. Alternatively larger, sandier beaches are available within less than 20-30 mins by car. On your arrival to the apartment you will find a number of recommendations for beaches. Also whilst in Montenegro a day out on a boat is a must and we can highly recommend English boat owners who can take you out on either a sailing or speed boat. A fantastic experience and great way to visit caves, restaurants and beaches only accessible by boat.

Travel Details

Prcanj is ideally situated for access within 15 minutes to the local airport of Tivat (Montenegro Airlines fly direct from Gatwick). Alternatively Dubrovnik in Croatia is approximately 60-90 minutes away depending on traffic. Dubrovnik receives a large number of flights from Europe including the UK (BA, Easy Jet, Croatian Airlines) and Ireland (Aer Lingus).
Car hire is recommended and available at both airports. Alternatively we can arrange for airport collection/drop off.


Prcanj is a great base for your holiday and ideally located for exploring the rest of Montenegro. The beautiful walled town of Kotor is a 10 minute drive away. Kotor offers much in the way of sightseeing, cafes, restaurants, a marina, night life, supermarkets, banks and cash points. Sandy beaches are within 20 mins. The sea side town of Budva can be reached in 30 mins. The iconic island of Sveti Stefan is 40 mins away. Lake Skadar - 60mins and the capital Podgorica is 90 mins.

Local information

Montenegro has something for everyone. History, art and culture are in abundance within the walls of the ancient towns and amongst the old fishing villages. Local cuisine and wine is superb and there are many cafes and restaurants in which you can enjoy it. Close by and in walking distance to the apartment are a number of lovely Konobas & restaurants including Tramontana which is located in the 4 star Hotel Splendido close by. If its an active holiday that you desire adventure can be found in a kayak, on a jet ski, skiing, playing tennis, swimming, white water rafting, hiking, sailing, mountain biking, horse riding?.the list is endless.
Or alternatively peace and relaxation can be found by the pool side throughout the long, hot summer months.

Booking terms and conditions

To secure confirmation a 20% non-refundable deposit is required at the time of booking. Payment for bookings to be received in Sterling. The remaining balance is due no later than 4 weeks prior to arrival. On arrival a refundable security deposit of ?250.00 is to be paid to the management company to cover any damage to the apartment or furnishings.
